Blauch Brothers had the opportunity to contribute to the development of the first Buc-ee's in Harrisonburg as well as Virginia. The project represented a significant milestone for the region and for the teams involved in bringing the project to life.
When visitors walk into a Buc-ee's location, they expect a high standard. The facilities are known for their scale, cleanliness, and attention to detail. Achieving that level of consistency requires extensive planning and coordination behind the scenes, particularly when it comes to the mechanical systems that support the building.
Scope of Work
The building itself spans approximately 74,000 square feet and required a comprehensive mechanical installation. Blauch Brothers was responsible for the installation of the plumbing, piping, and HVAC systems that support the operation of the facility. These systems are essential to maintaining comfort, efficiency, and functionality.
Collaboration & Project Leadership
The project was led by J. Raymond Construction, a general contractor based out of Florida. Its success depended on the coordination of numerous subcontractors and specialists from across the country, many of whom brought prior experience working on Buc-ee’s developments.
Blauch Brothers contributed as part of this broader team, working alongside a range of experienced trade partners throughout the installation of the mechanical systems. Key collaborators included Partners Excavating, who handled site work and excavation; Procon, supported on site concrete work; Kerby-Cundiff, who provided the insulation; andSkyline Roofing, responsible for the building’s roofing systems.
With so many moving parts, the project required a high level of coordination across all teams involved. Each partner played a critical role in meeting the standards and expectations associated with a development of this scale. For Blauch Brothers, the experience reinforced the value of strong collaboration and a shared commitment to quality craftsmanship.
Managing a Large & Fast-Paced Project
One of the primary challenges of the project was the combination of scale and schedule. Large commercial projects demand careful coordination, and this one moved at a particularly fast pace due to hard deadlines. At the same time, the Blauch Brothers team was balancing work across multiple active projects, which required strong internal coordination and resource management. The construction schedule required multiple trades to work simultaneously while maintaining strict quality standards.
The project also evolved over time as adjustments and change orders were introduced. This required the team to remain flexible and responsive while keeping progress on track.
Buc-ee's locations are known for their exceptional quality and attention to detail. That expectation carried through to the construction process. Mechanical systems had to be installed precisely and meet a very high standard of performance and reliability. Delivering that level of quality aligns closely with the standards Blauch Brothers brings to every project, and the team was proud to contribute that same attention to detail to a development of this scale.
Solutions Through Planning & Technology
To meet these demands, Blauch Brothers relied on several key strategies. Prefabrication played an important role in the project. By assembling portions of the piping and mechanical systems in a controlled shop environment, the team was able to improve consistency, maintain quality, and accelerate installation in the field. Prefabrication also helped manage costs, control labor demands, and reduce any potential for delays on site.
The team also utilized Virtual Design and Construction modeling. This technology allows contractors to visualize system layouts before installation begins. Modeling helps identify possible conflicts between trades and ensures that systems are properly coordinated within the building structure.
Strong safety practices were another essential component of the project. Large scale construction environments involve significant activity from multiple trades working simultaneously. Maintaining clear safety standards ensured the project progressed efficiently while protecting the people involved in the work.
Delivering a High Standard
Construction lasted a little over a year, with the facility opening in June after approximately fourteen months of work. By the time the project was completed, the mechanical systems were installed to meet the demanding standards expected from a Buc-ee's location.
The successful completion of the project demonstrated the capability of Blauch Brothers to manage large scale mechanical installations while maintaining a strong focus on quality and precision. As one of the few contractors in the region with the resources and experience to support a project of this size, the team was able to deliver the level of performance the client required.
