Daikin Chiller Replacement In Verona, Virginia
When the company that builds chillers needs one replaced in its own facility, the standard is set higher than most projects. Blauch Brothers led the chiller replacement at Daikin's own production facility in Verona, Virginia, drawing on an existing preventive maintenance relationship that had already given our team a clear picture of where the equipment stood.
For a manufacturer whose business depends on consistent climate control, even a brief unplanned shutdown is not an option. That reality shaped every decision on this project, from the early planning conversations through the final installation.
Scope of Work
The scope centered on the removal and replacement of a large industrial chiller serving Daikin's facility. A chiller of this size is a substantial piece of equipment, and replacing one in an active production environment requires far more than swapping units. Our team coordinated the full process, from confirming the structural readiness of the facility to managing the logistics of moving the equipment into place.
Well before installation began, we worked with the client to evaluate whether the facility couldsupport the weight and footprint of the new chiller. Guiding that process on the front end allowed the rest of the project to move forward with confidence, without surprises once the equipment arrived on site.
Collaboration and Partnerships
This project moved forward without a general contractor, with Blauch Brothers leading coordination directly with the client and trade partners. Kirby-Cundiff supported the insulation work, while Dean Steel served as the crane subcontractor for the lift. The location of the chiller created its own challenge. Dean Steel had to bring in a crane in order to set up another crane to reach the placement site.
That kind of coordination only works when every partner is aligned on the plan, the sequencing, and the standard. Each team brought specialized expertise to the table, and the lift itself reflected the planning that went into it.
Planning Around Supply Chain and Equipment Lifecycle
One of the defining challenges of this project was the supply chain. The HVAC industry was significantly affected during and after COVID, and lead times stretched in ways that reshaped how projects had to be planned. Even with the chiller being manufactured in-house at Daikin, securing all of the parts required to complete the unit took roughly fifty-two weeks.
A chiller is a significant investment, and like any major piece of equipment, its performance depends on how it is maintained. We often compare it to a car. You would not run a vehicle for years without changing the oil and expect it to perform at its best. Industrial mechanical equipment is no different, which is why our ongoing preventative chiller maintenance program for Daikin gave us a clear view of where this particular unit stood in its lifecycle.
As the chiller approached the final phase of its useful life, we walked the client through the trade-offs. When a system reaches the point where continued repairs no longer make financial sense, replacement becomes the smarter investment. With lead times stretched the way they were, waiting for a failure was not a responsible option.
Why Proactive Replacement Matters for Manufacturers
Hospitals, factories, and production facilities cannot afford to wait when a critical system goes down. For Daikin, the chiller is tied directly to the operation of the facility, and any unplanned downtime would carry a significant cost.
By aligning the replacement schedule with supply chain realities and the condition of the existing unit, we gave the client a controlled, predictable path forward. The new chiller was installed before the old one became a liability, and the facility continued operating without disruption.
A Project That Reflects the Blauch Brothers Standard
Replacing a chiller for the company that builds chillers was an honor. It required precision in planning, accountability in execution, and a long term mindset from start to finish. From confirming the building could carry the load, to coordinating a complex crane lift, to guiding the client through the timing and economics of replacement, every phase reflected the standard we bring to every job.
Whether it is an industrial facility like Daikin or a commercial project across the Shenandoah Valley and Central Virginia, Blauch Brothers has delivered dependable mechanical contracting since 1954. Strong partnerships, careful planning, and systems built to perform for the long haul.
