Frederick Douglass Elementary School in Winchester, Virginia
At Blauch Brothers, we are dedicated to providing mechanical solutions that enhance the environments where our communities learn and grow. Our recent HVAC upgrade at Frederick Douglass Elementary School in the Winchester area is a prime example of our commitment to delivering precise, high-quality work under demanding conditions.
With a $3.7 million mechanical contract value, this project required replacing and upsizing the school's outdated HVAC equipment to meet modern codes and create a cleaner, safer space for students and staff.
Strength in Collaborative Partners
Working alongside Hammerhead Construction as the general contractor, our team successfully navigated the complexities of a large-scale mechanical upgrade. Seamless coordination with electricians, painters, and other installation teams was critical to keeping the project on schedule.
The Challenges
Modernizing an active school presents unique logistical hurdles. The school was still occupied during the upgrade, meaning work had to be carefully phased, shutting down the building in specific sections to minimize disruption. Additionally, schools require strict security protocols, including background checks for all on-site personnel.
The project also faced significant supply chain pressures. Taking place shortly after COVID-19, material lead times were a major factor. Missing the deadline was not an option—liquidated damages were a risk, but more importantly, the school needed the facility ready so the kids had a place to learn.
The Blauch Brothers’ Solutions
To ensure a flawless execution within the tight timeline, our team leveraged BIM (Building Information Modeling) drawings for the mechanical rooms. This allowed us to guarantee that all upsized equipment would fit perfectly before installation even began, preventing costly delays and rework.
We also addressed the school's acoustic needs. By adding onto the existing VAV (Variable Air Volume) system, we were able to slow the velocity of the air, significantly reducing noise levels and creating a better auditory environment for the classrooms. Furthermore, we worked exceptionally close with our vendors to manage lead times and hit our critical deadlines.
Delivering Value
In complex, time-sensitive projects, proactive planning reduces risk. By utilizing BIM technology and maintaining tight vendor relationships, we successfully delivered a modernized, code-compliant HVAC system on time. The result is a cleaner, quieter, and more comfortable learning environment for the students of Frederick Douglass Elementary School.
